Just did a quick map search of our local MLS. To answer this question properly, I'd need to know what your definition of "close" would be. You also said at least 40,000 sq ft, which is close to an acre. Drawing a box around the University, and looking at 3/4 of an acre and up, the lots start at $90,000 and go up to $495,000. I did notice that there are a few that are less, the further you get from campus.
Another question would be, are you searching for commercial or residential? Of course, prime commercial property is considerably more of an investment.
