Hi Don, I use to live in your neck of the woods and now live in Croydon. I am not a real eastate agent i am a real estate investor and as such you wouldn't have to pay the 6% commissions you would to agents. One of the ways I can help is for you to lease option/rent-to-own a home. What this does for you is allow you to move in to a home relatively quickly and then take the necessary steps needed to improve your credit instead of waiting for your credit to improve first and then moving, and as I mentioned I use to live where you live and can't blame you for wanting to move and it's my guess that you would rather move sooner than later.

I would go to REMAX.com and find a realtor in Croydon. A local realtor would have some good mortgage contacts that can determine if you are mortgable or not. You can also look into Philadelphia Credit Repair.
