I have a client who was just turned down for a mortgage by B of A. She has a good beacon but she is in the Nail business self employed. They turned down a lot of her income.
the single family home she is under contract for is in decent condition built in the 90's in a subdivision, county water and sewer, block construction. East of 301 and south of sr70 in Bradenton, FL 34203 zip. There were 6 offers on the property and we had a contract for 144,201 but the appraisal came in at $128,000 so the purchase price was reduced to $128,000.

She can put $78,000 down and wants a 50,000 loan. We have the Appraisal ($128,000), Pest and Home Owners insurance Bound. We need to Close July 27th, 2012 (in 4 DAYS).

Can Anyone put that together. Thats over 60% down.

Depending on a lot of factors the Min. down payment would 25% down with rates in the 8% range.
