Looking for a lender that will loan in the Hancock 175 E Delaware!

The Hancock apparently is no longer Fannie Mae approved because of recent changes made to their Guidelines. I think I need a lender that portfolios their loans. Anybody out there??

It sounds like someone already tried to do this loan. Any lender including myself would need to see both the borrower and building profile to give you an accurate answer. There have been numerous Fannie Mae (and Freddie Mac) guidline changes over the last year and there are more changes coming.

Commerical space issues?

The next five questions for portfolio loans are very personal, net worth, etc. If you wish to discuss, PM me or crichter@luettmortgagegroup.com.

Portfolio lending will begin to come back for high net-worth clients quicker, of course. For people that have to worry about FDIC maximums, portfolio lending is back. For the 0% down portfolio loans, you'll probably need the DOW at 17,000. Maybe higher.

RE: commercial space. As a personal, not professional, opinion. Fannie needs a list of 20 buildings where that rule shouldn't apply. The Hancock has to be one of them.
