Jim, Other/Just Looking in

Looking for a few local Phoenix professionals (lender, CPA, etc.) for some near-future real estate investment. Would love references if available.?

Finished with arduous refinance in S. California, and am looking to purchase multiple triplexes and fourplexes in the Phoenix area this summer. Current mortgage broker is, in a nutshell, weak, so need to move on and find the following:

-Local direct lender (or lender/broker) in Phx area used to working with investors. Looking for long-term, versus the remote online brokerages I've dealt with. Double-plus they can write loans in S. California. Triple-plus if they have references or any stats RE # of loans they've closed in the area, etc.

-CPA that is familiar with real estate investment, ideally one that can set up LLCs and handle the docs to keep them current and taxes. Double-plus if they handle bookkeeping tasks as well.

-Real Estate Lawyer who can advise on things like owner-financing, and other areas of RE investment I'm not familiar with

You won't find a better lender than the Tiffany Taradash team with CNN Mortgage. Always available day or night, and works with private investors as well as major banks so they can do loans most lenders can't. She has closed loans for me in as little as 4 days after they fell out with other lenders.

First, regarding a local lender, I connected with Guild Mortgage Company a few months back at an Investor conference here in Scottsdale. They were just opening a new AZ office and he does work with investors and they are in multiple states, including California.

Regarding a CPA who is familiar with RE investment and the set up of LLC's, would definitely recommend Shauna Wekherlien, CPA (also has her Masters in Tax). Her office is in South Scottsdale (85251) and she is very famliiar with real estate and investments and works with several investors currently (and they also do bookkeeping). I have found her rates to pretty reasonable compared to many in the Scottsdale area.

And as far as an attorney who is well-versed in AZ Real Estate Law, please try Mark Zinman, at Williams and Zinman. He does quite a bit with the AZ Real Investors Association.(Offices are also in South Scottsdale).

I am a REALTOR in Phoenix and I work with investors. I am a small investor myself. Actually this is how I became a full time Real Estate professional. I started doing investments part time, loved the business, and decided to go full time.

Because I work with out-of-state investors I am equipped to send them a complete profile for each potential property, including video footage, net sheet, etc. This allows them to review each property and narrow down the ones they want to pursue.

I also have a private list of homes for sale that are not listed in the MLS. Those homes belong to investor clients that move properties fast. In some cases the investor will even offer financing directly to help move the property. Just send me an email or call and I will be glad to send you the list.

In regards to other professionals, I can put you in contact with a good local lender, a CPA and a Real Estate Lawyer. Just send me an email or give me a call.

Phoenix is out of my area, I am a Realtor in Prescott, AZ. There are some pretty good deals in Prescott on duplexes, triplexes and fourplexes. I work pretty closely with a real estate attorney, mortgage broker, and CPA.
