Before releasing contingencies, I would find out why your lender hasn't given you the warm and fuzzies. In over 20 years, I have NEVER had a client who lost their EMD. I would speak to your Lender and find out how much longer it will be in order to get a solid answer and in the meantime, have your Realtor request an extension of the loan contingency. You might consider offering an increased deposit to show good faith. Remember, everything is negotiable. Lastly, as my Compadre below offered, please get a 2nd opinion to see whether your loan is doable or not. There are some really good LOs in this site.
