These answers are right on. Down Payment Assistance programs such as AmeriDream that were helping 100,000 himeowners a year achieve the American dream were eliminated in October 2008. These were Seller participated programs where the Seller was willing to make a contibution to the AmeriDream Non-Profit from their proceeds at closing. In turn AmeriDream would gift the funds to the Buyer upfront to qualify and close the loan. It's a shame that the Government has hurt Buyers like you from participating in these programs. There is a stong effort by AmeriDream to have these programs inacted back into law. HR600 is a bill introduced in Congress to Modify Down Payment Assistance Programs with Seller participation. Get
involved and have your voice heard that you want these programs back so you too can have the American dream. Go to the link below and it will take you to AmeriDream's 'Call to Action'.

Down payment Assistance programs are specific to State / Counties and at times specific to town / city. Furthermore they are at times restricted to FHA or Conventional Loans or both.

Assuming that you are looking for a property in Maricopa County, AZ - based on the zip code in your profile, here are some options that you could explore ..

Community Housing Resources of Arizona LISC (upto $20,000) Contact : Ruth Osuna ... (602) 256-0015
Federal Home LOan bank of San Francisco IDEA (upto $15,000)

You would need to call in and ascertain eligibility requirements and possibilities. Further you would also need to speak to your Mortgage Consultant / Loan Officer regarding eligibilty of these DPA Programs with respect to the specific Loan program that they are qualifying you under.

Hello again, Leslie!

Assuming your talking about Arizona, the only properties that are USDA eligible are the ones in "rural" areas- e.g., Pinal County portions of Queen Creek, etc. An FHA loan requires only a 3.5% down payment. A lot depends on your specific situation and qualifications, and I too would recommend that you consult with a local, reputable Loan Officer. There were several here in Northern Kentucky, but it would be best to obtain precise information such as from a lender as they keep up with this daily. I can recommend a couple if you like. Good Luck.
