especially for the pre-paids and what's called the Aggregate Escrow Adjustment. I asked my loan officer to run the numbers with the correct property tax, insurance premium, etc. He said they would get me the correct numbers 3 days before closing. I need to know this much sooner than 3 days before.
It actually does provide everything except lender fees (which vary GREATLY by lender) and escrow/pre-paid amounts (which also vary by lender depending on how much they like to escrow... some escrow up to 12 months, some just 2, it also depends on when you close, i.e., if the taxes have just been paid, etc).
Truthfully, if you already have a closing date set then your lender should be able to get you a very accurate estimate, if they are a reputable lender.
The website you provide mytitleins only provides comparable costs for title insurance. There's no way to complete an accurate GFE at this site.
While I don't know the specifics of your transaction, there is a great website where you can give the information on your transaction and it will give you a GFE and and you can also shop title insurance companies as well:
http://mytitleins.com/
Also, on my website I have a link to the new GFE and HUD-1 statements for transactions that will be required as of Jan 1, 2010. While that does not help you as of today, know that soon there will be stricter guidelines on the GFE that will make it more accurate by law. Here is the link to the new GFEs coming soon:
