Is anyone doing 70% ARV Hard Money loans in Austin?? It is a rehab 3/2 SFR in Travis Heights. I need $525K

for purchase & rehab - then I will refi or sell. I already have full doc into my lender for the refi and will approve once the rehab is complete. Surrounding comparables/new construction and rehabs are listed at $900K .

Manana Funding seems to offer 13% with 3 points. http://mananafunding.com. Everyone else was really expensive. I have equity partners, but if I were to choose a hard money lender, it would be Manana. Try to find someone who can beat their terms: no credit check, no appraisals, no unfront costs (I think).
