If I find a roommate to sign a lease for one year or more, does this allow for better financing options?

I am in a contract to purchase a two bedroom condo as my primary residence. Better financing in terms of lower rate or fewer points.

Not these days unless if you will file his rent in your taxes.
Banks want to see full income reports from you, think about it.

FIRST ANSWER

No. income received from boarded or roomates is not used in determining whether you'll qualify or a mortgage. You must either stand on your own income and credit. If you need help in qualifying for a mortgage, you can use the income and credit of one of your parents. FHA allows for non-occupant co-borrowers.
