Before you contact anyone for a mortgage loan, take a look at this link: http://www.hud.gov/buying/booklet.pdf.

Hi Kim, As a realtor, I have mortgage brokers I recommend. The 10% down loans are pretty tough to get and you would have to pay PMI - Private Mortgage Insurance on top of the loan which is expensive. Your best option is probably FHA which is only 3.5% down and there is mortgage insurance but it's not as much as the 10% down option. Also since your FICO scorce is 707 the interest rates with FHA for a loan are the same, as with the 10% down, the interest rate depends on your FICO Scorce.

We have more than a few options available to assist you. From doing a conventional loan with monthly MI or without to an FHA loan with which you can reduce your down payment. I know a lot of lenders are requiring a 720 score to obtain 90% financing but our 90% programs go down to a 700 score.
