for financing. I am from Austria and I want to buy a home in Jeffersonville - Indiana. I am looking for option of getting financed. I do not have the green card yet. But I am married with an American. I am working abroad and spend my vacation in the USA since years. So far we were renting but now is a good time to buy a house. I am curious how it works in order to be financed or get a loan as a foreigner in the USA particular in Indiana. I was looking already in Las Vegas but it was pretty difficult. I hope that someone can give me some advice, information or persons I can contact.

There are loans available for foreign nationals through portfolio lenders. The require large down payments of 40%.

FIRST ANSWER

Currently, there are no programs available for non-permanent aliens. There are loans for non-permanent resident aliens, however it seems that you are not a resident as any status. You'll have to buy the house in the name of your american spouse and use your income as a compensating factor. You may also get an HB1 Visa through an employer in the states, get a social security card allowing you to work in the U.S. and then buy the house.
