1122 Special Assessment Search Fee $325, what the heck is that? Also 1108 Title Fee $1,1011, 1101 Closing Fee $600 seem high to me.

Talk to your loan officer (assuming you have one) and the title company handling the closing. The bank doesn't charge for search fees or title fees. If you want to fax or email the GFE to me maybe I can help, since I work for Bank of America.

Thanks. I asked for an explanation, they said the $325 special assessment is because my last name is very common and takes longer to de a title search. !!!??? I called back and asked to waive the fee. They said the Closing Fee is now $300 (sounds good) and 1108 Title Fee is gone, no explanation why but the explanation for the high number was it was a best guess estimate at application time back in April.
I am not sure what the special assessment search fee is, but I am going to guess maybe tax certifications. If that is the case, then that fee is very high. I would definitely ask for an explanation of the fee if you are uncomfortable or unsure of it. The closing fee is also very high in my opinion. It is usually 150-250 in Pennsylvania and in New Jersey, it is usually anywhere from $325 - $400.
Sounds like they are charging a premium to track down the special assessments on your property taxes...or that is the tax.
Title fee is your title insurance and is required, that fee seems in line, but the 600 closing fee is a bit high in my experience, its usually 150 to 250 in AZ>
