I can assist you with your mortgage needs. Stay away from direct lenders unless they can also broker your loan. You dont want to get stuck with a lender that is subject to only one rate sheet and one set of particular guidlines.

There are presently 10 states in which you can use the credit towards closing costs and Florida is not one of them.

My firm is a direct lender, leaning we fund and service our own loans. We offer FHA, VA, USDA and Conventional loans at competive rates because we eliminate the middle man. The tax credit you are referring to is applicable for any type of loan , as long as you close on the purchase by Dec 1, 2009. If you file an electronic tax amendment to your 2008 tax returns, you will get your money back in weeks, not months.
Also, if you need help with closing costs, an experienced realtor should be able to negotiate up to 6% from the seller (referred to as contributions) to pay for your closing costs.
