I live in georgia but want to purchase a home in Mariposa, CA.

My brother-in-law and I would both be on the mortgage. Does anyone know of a way to get financing while still living in Georgia? Would prefer a credit union rather than a mega-bank. We both have good credit ratings and he qualifies for VA loan. Thanks for any help!

What will be the use of the home in Mariposa? If it is a second home / vacation home the VA loan will not apply as it is only available for primary owner occupied loans. If you are moving to Mariposa you will need to show an income source or job in the area? If you go the second home route a down payment of 20% will be needed as PMI is unavailable for second homes. You may also purchase as an investment property in which case a 25% down payment may be needed. A few more details would be helpful in giving you more assistance.

If your brother is working and has credit, you can be a non-occupying co-borrower thru FHA. Your net income (income vs debt/mortgage) will be used to help him qualify. He has to credit qualify on his own. Your good credit can't help him credit qualify. The other route would be for you to buy it as a second home and he is the co-borrower. Your net income (income vs debt and mortgage) would be used to qualify and your brother would help you with the income (he has to have good credit) on the conventional loan.

Many lenders including credit unions are licensed to process loans in other states. You may also shop rates with a bank and a credit union. I would be happy to refer you to someone in the Atlanta or California area. Does your brother- in- law currently live in Mariposa? Will either of you live in the home or will this be an investment property?

Contact a local lender and set up a meeting to discuss your particular situation. I recommend using a direct lender (a bank) versus a mortgage broker.
