That's not true. I have dealed with Wells Fargo's 203k and they require 3 different bids from contractors and they have to be licensed and bonded.
If there is major construction, all that has to be done is agreeing on closing days. Instead of 30 days ask for a 50 or 60 day escrow. But for retrofits or replacing a kitchen usually takes 3 to 4 days if they have everything.
Who told you that contractors don't want to deal with paperwork or deadlines? (I just want to know, LOL)
Usually the selling agent will get the contractors not your agent, unless you are selling your home and needs to meet FHA guidelines to fund.
You should work with an real estate agent. Interview agents and see if they are knowlegdable and if they are bam! There you go, hire the one you feel more comfortable with.
