a few seasonal jobs for 2 years now. Currently he was laid off from his last seasonal job and is recieving unemployment. We had some credit issues (nothing major and it was during 2005) when we were younger but are now debt free & no credit cards. We have saved $15K within the last year. Do we have any chance at getting a morgage? Any advice on how I can improve my situation? Can I apply myself and leave his name off the loan? Are there any specail loan programs to help me? I'm intrested in purchasing a home that has been foreclosed on for appox 3 years now for about $100K?

There is a first time home buyer program that is offered through mortgage bankers in the state of Ohio. If the property is habitable you may qualify for this and it offer a great interest rate. If you have the income I would recommend trying for the loan by yourself but have a mortgage professional go over the pros and cons.

Maria, you can get a free pre-approval by applying online just to make sure. But you are gettin good advise about talking to a lender first. You have a hefty down payment which is worth much in buying a house and being approved for a loan. You can apply online with a lender from my company. It does sound like you would likely qualify, a good rule of thumb is that you can afford a home priced roughly 4 times that of your income, but always seek advice from your bank or a mortgage broker.

Sounds to me like you more than qualify for a home @ $100,000. You need to call a good bank or mortgage company. The evaluation will be free and only takes minutes.
