Hello Carol. I really can't answer your question about the FICO score. I can tell you, however, that most of your "leg" work should take place with the mfg home dealer. They will be crucial in getting you firm quotes for things like septic, well, driveway, zoning, etc. Most mfg homes today are very, very nice, but should be considered more of a permanent move. They are more difficult to market than a conventional home, and mortgage companies have a special "mfg home" department to deal with them. Also, make sure your home can be classified as "real estate" vs. "personal property", which means the title is surrendered (like a car title) and the home is now classifed & taxed as real estate. Generally, if the home is put on a permanent foundation it will qualify as real estate. Your dealer can guide you on that. Without that classification, your home would be akin to a car (titled property) sitting on 10 acres of land. Any future buyer would have to acquire 2 loans.....1 for the home itself and 1 for the land. I hope that helps a little. Please feel free to visit my website if you need further assistance!
