Hello Khend55, Our local Multiple Listing Service (MLS) has a section where the listing agent can specify if the seller will consider a land contract or a lease purchase. There may be some Actively listed properties that would be a match for your criteria and needs. Also, I would be more than glad to send out a broadcast notice to all of our Cutler Real Estate Agents asking if anyone has a cuff listing or an expired listing, or even an active listing where the seller will consider land contract or lease purchase. Have you contacted a local real estate agent? I know many people try to do this process without one in order to save money in their minds which I give them credit for.

I sure would want to.

But in a situation as this, you will need someone to find a homeowner who might not have sold there home in a while and it is vacant or someone who needs to relo and a lease to own would be a great way to help both seller/buyer in this situation.

Go under the find a pro feature on trulia which is under advice and opinions section and email a few agents. A buyers agent typically does not cost anything as the seller pays them as part of what is called a co-op. Interview a few agents as they are just more than a person who shows homes. They are a negioator.
