Be careful buying in Belmar, the value is plummeting there.

I have the best lender!! Trent Peaker from MegaStar Financial. He is the most responsive person I have ever done business with (we have worked together on several transactions). I know that he is out of town on a work award trip to Mexico, but will be back on Monday.

New homes are starting to be a good option again after the strengthening of the resale market in the Denver area. Belmar is one of the top new development areas. Below are my top 2 lenders that I am sure will do a great job in tailoring the 'right' loan for you:

We normally work as a team to make sure your purchase goes smoothly and you are fully represented in the process. I would be glad to meet with you before you go to the builder and go with you to the builder. I have represented buyers in many new home purchases and it is always a good idea to have your own agent with you. Builders welcome Buyer's Agents and gladly pay them with funds build into the price of the home. You have nothing to lose and a lot to gain. I would love to hear from you.

Do you have a real estate agent? Careful of builder contracts and get some representation in the transaction. Often they are stacked on the builder side since they wrote them. Like Marina said: most lenders know FHA financing. Go to your local bank and start there.

Hi Tom, most lenders who work with purchase buyers know FHA financing. I recommend a mortgage broker I worked with for many years and who does an excellent job for my FHA clients. He works with several banks and can find the best rates and terms for you. He is excellent! Call Ryan Davis at 303-717-4330 and tell him I referred you.

Would love to earn your business, however, most builders offer closing incentives, build outs etc IF you use their in house lender, and most have FHA programs. Before you waste a lot of your time, check to make sure you still will get concessions using an outside lender!

Best wishes, Jim

If you are not currently working with another real estate agent, email me at, or call 720-308-7307. I can provide you with a couple of lender referrals. --Lynne Ellerbrock, Realtor
