Hi Tomsteiner,

You'll want to have a mortgage professional prepare a couple of options for you so you can compare and decide which one best fits your needs.

For example: I noticed that you said you're looking at FHA because you don't want to use all of your money for a down payment. The thing is, FHA isn't the only low down payment option available & with the increase to the monthly mortgage insurance going into effect next month, it may not be the best fit for you. You can get a conventional mortgage with 3-5% down but you'll want to compare your options side by side before making a decision.

If you search on Lending Tree or Quicken loans you will get inundated within a few minutes by multiple lenders.

We have sent people to http://eloanrates.org/ , they don't resell to multiple lenders and in Colorado I believe go through Pinnacle which is a low cost, high service provider.

Funny, the lenders still in business are by and large good lenders. One of the good things that came out of the "housing crisis" was a shake-up. Integrity was not always a part of the equation, it seems to be for now. For that I am grateful.

Mark Smith with Abacus Financial is awesome, one of the smartest people I know, his number is 303-488-0202. If you plan on using FHA or any government first time programs I would call Julie Mason with Universal, she is a plethera of knowledge and information and an amazing heart. If your planning on investing using your 401K I have a different lender for that.

FHA has kind of high mortgage insurance right now but otherwise it's a great program. Have you already made up your mind on the important things in a home? Location, condition, price, size, type, maintenance. Most people go through these facts but forget to look at desire, what is it that's really important to you.

Buying a home is an amazing process, it requires character, dedication and desire. I'm excited for you.
