The answer has nothing to do with SWFL. It has to do with the seller - so many people are in your situation, the seller can ask for whatever % they want, and demand whatever % down they want. The seller is in control.
Don't be discouraged though.

Woops, I forgot to add, the more down the more strength we have in negotiating terms, I got one owner financed condo for a client at only 5% with a 5 year balloon and a 30 year amortization table.

I have written them for as low as 10% down and as much as 25% it will really depend on the individual selling the home.
