I am from Canada , Buying a condo in Daytona Beach Shores for 500K and putting a minimum of 50% down with excellent credit rating in Canada.

Do any one Know of any bank that will finance foreign nationals? Bank of America just cancelled their foreign national program on Oct 1st. I was approved with them in June 09.

You would be best served to check all rates in both Canada and Florida (brokers and portfolio lenders) - I have a feeling that local financing will be just as easy to get with the proper documentation. You can wire monies from anyplace to closing agents here, so do your due diligence and shop around

You can probably deal with the RBC bank in Ormond Beach. They operated under RBCentura and they are working closely with Canadians. Read the following article.

WE always instruct our buyers no matter what ONCE APPROVED get moving on search lenders are always making new changes.

Have you considered a lender in Canada for your purchase. Non US residence require additional documents however a 50% down payment is attractive.

Sorry hear what taken place however most letters expire within 60 days from author date.

Buyer,

We advise our foreign national buyers to persue financing sources from both the US and their native country availability. In many cases, it has been determined that rates and terms are better by going the route of domestic financing. Additionally, once the funds are transferred to the US for the closing, it can be treated as a cash transaction here. This can create additional savings.

Our advise.....consider Canadian resources as well as other options.

FIRST ANSWER

Check with your Canadian bank for a correspondant bank and/or referral, also RBC will make loans to Canadians buying US properties through their branch system here in Florida.
