Hi Sunyspt,

Your best bet is an FHA loan.

I suggest you contact a local mortgage professional to discuss your options.

Your score doesn’t matter if you are trying to use his VA eligibility. You can’t be on a VA loan unless you have eligibility or are married to someone with eligibility, good luck,

First Answer: In this economy, a 610 credit score really limits you at renting or buying a home. Banks weren't lending, and then they decided to on a strict much higher credit score around 800+. Do you know how long you will be in this area since your boyfriend is military? Is this your credit score or his? You must have received a full free credit report for both of you from all 3 credit bureaus to find out what's going on. Have there been late payments, repossessions, no payments for a while, foreclosures, or any bankruptcies? The first thing to do is clear up your credit history. DO NOT CUT UP ANY CREDIT CARDS YOU'VE HAD FOR YEARS THAT HAVE BEEN PAID ON FAITHFULLY. DO NOT ADD ANY NEW CREDIT CARDS OR FILL OUT ANY NEW APPLICATIONS OR HAVE ANYONE PULL YOUR CREDIT TO CHECK. Have your own that you receive online we all get for free once a year. Pay for the 3 credit scores for each of you. There could be so much going for the two of you being military or a teacher IF that credit report FICO score went way up. Each card you have has a credit limit on it; have no charges more than 1/4 of 25% debt on any one. Visit your local state or federal Credit Counseling Protection Agency for free to help you get a better history and their free help. A military person can get a Veteran's loan for 0% down!!! As a teacher there is a program in much existence still and has added more people of service to their commmunity by the jobs they have (teachers, police officers, firemen or women, and some health care positions). It once was called "Teacher Next Store" but is a different name across the country. With this one, you live in the community or county where you work as a teacher, promise to live in it for 5 years, and ONLY pay 1/2 the price for the home! Otherwise, you forfeit such a GREAT deaL SAY $100,000 FOR A $200,000 HOME AND CAN'T RENT IT OUT OR SELL IT UNLESS YOU STAY 5 YEARS! Having your credit fixed up has so MANY options open for you. Otherwise, someone could take advantage of you. Be careful with those rental lease or purchase to buy companies. I hope soon you can get your credit FICO score higher and not have such a high finance rate and HUGE monthly payments and the money to take care of the maintenance and wear and tear it takes. ALWAYS PAY FOR AN APPRAISER BEFORE YOU BUY OR ANT RENOVATIONS CHECKED BY AN APPRAISER OF YOUR OWN CHOOSING. TOO MANY HOUSE FLIPPERS MAKE A HOUSE LOOK OR APPEAR BRAND NEW AND WONDERFUL BUT COULD BE AN UGLY MISTAKE OF PROBLEMS UNDERNEATH WHAT YOU DON'T SEE!.
