I am a Singapore Citizen who is looking to buy a property in Summerlin Las Vegas. I want to know what kind of financing is available for me ?

Financing for foreign investors is few an far between but no impossible. However, Las Vegas is in a hot seller's market and you will have a much better chance of getting your offer accepted if you can purchase the homes cash and then refi afterwards.

Las Vegas has VERY low inventory and VERY high demand right now. In this HOT seller's market you need to come in with clean, strong offers. If you can find pocket listings (listings that agents have that have not yet been listed on the ML) then you can get offers in before the bidding wars, often times equaling a better purchase price for you the buyer. Inventory is remaining very low (below the 5,000 mark). Deals are getting harder and harder to lock down. If so, congratulations!!

Should you still be searching, you'll need a great lender to help you wade through the loan process.
The down payment rules are different and the interest rate will be impacted as well.

In my experience, foreign buyers are usually not afforded financing through the US funding institutions. As a result, the foreign buyers that I have worked with have all dealt in cash. Good luck with your home search in Summerlin Las Vegas and do keep me in mind once financing arrangements have been firmed up. I would be glad to help you find a nice home in our city.

Hi Shawn,

Yes there there is available financing for non-resident purchasing vacation/second homes in the U.S.A. Best way to buy is for cash. There are some steps by law that you have to follow and buying with cash that should not be a problem. In that budget that you stated,you should not have a problem to find suitable home for you.

I think financing may be difficult. I will do more research and see what I can find. Summerlin is a great area . are you here in Las Vegas or are you in Singapore ? Shawn: If you have no entity & no Social Security number it will probably be difficult to get financing. I work closely with an Attorney who can set you up with an LLC or other Entity & that might get you the financing you are looking for. Additionally, the more cash you have down the better the chances of a lender giving you consideration. There are lenders who deal with "Foreign Nationals" & I can introduce you to those folks.

We can to resale home or new homes with traditional loan with 25 to 30% down and interest rates from 3.5 to 4% roughly. There are only a few programs for foreign nationals. I think mostly, though, that as hard as it is to get these programs that you would be better off paying cash for the property, if you can.
