How to get money back from lender when contract fell through the crack?

Hello,

I was buyer and i cancelled contract with bank owned property at seller's fault. I was going throough financing process with same bank. i paid them appraisal fees and credit report / processing fees. should they give that back to me ?

No. The bank should NOT give the fees you paid back to you. You may feel that the money should be returned, but you were provided with services, and they have to be paid for.

I have a slightly different opinion... maybe. You say "I cancelled contract ... at seller's fault" what does that mean? If THE SELLER breached the contract, then - if you really wanted to push it - perhaps you could sue for the fees back as damages. But, they're not giving them to you, I can promise you that. Right now, banks are more broke than anyone. Let me guess - Countrywide?

FIRST ANSWER

If the appraisal was done and the credit was pulled, NO, you should not get this back. Actual work was performed and your bank must pay the Appraiser and the Credit Report company. It's not the lender's fault the deal fell through...
