Hi Nelda!

Since you are using the Trulia Voices forum....I think it is safe to assume your question is: "How much money for HOUSING does it cost to relocate to SJC??"...that I can work with.

San Juan Capistrano is located in the beautiful County of Orange California.

The average home price in Orange County is now just a dip below $500k....many homes in SJC are north of that figure...way north!......

As you may be aware....Since March of 2007 the credit market has been very tight...freezing out many potential homebuyers...that is only now beginning to change...with new, innovative loan packages available to buyers...some with as little as 3% down for qualified applicants.

As you move forward with buying in SJC...it is important to understand that digging for the motivation of the seller is KEY to getting one of the MANY fantastic deals available here in Orange County.

As a tough negotiator I have asked sellers for big price reductions and the following concessions:

1) prepay association dues 1-2 years for you.

2) Buy down the interest rate on your loan...saving you TONS OF MONEY and LOWERING your payments.

3) Ask the owner to carry back some of their own financing ..easing the way for you to purchase.

Finding a home is just the beginning.....
