We are looking to purchase our first home and we would like to know how much down we will need and is our credit good enough . My husband and i want as much information as we can get before getting into somthing that later on would be hard for us to hold on to can you help?

Hi Yvette. John Martinez here in Albuquerque with Coldwell Banker Legacy. Ordinarily you would need 3% down for an FHA ( Federal Housing Administration) loan. These are government insured loans and are not credit scored based. You just need to provide consistent 12 month employment and fall within certain debt to income ratio guidelines to qualify. There are down payment assistance programs usually with the New Mexico Finance Authority which distributes large chunks of money to1st Time Home Buyers on 30 year fixed rate mortgages. Current rates are between 5.825% to about 6.325% depending on which program you prefer. It's not uncommon for sellers, especially bank forclosures, builder specs or sometimes short sales where the seller may agree to assist you with some or all of your closing costs. It good to see that you are wanting to take the first step toward home ownership, pre-qualifying before looking. It is important to set limits for yourself on how much you can spend on housing, ie., house payment, insurance, taxes, maintanance, etc. The first thing to do is get in touch with a mortgage broker who can help you determine what your credit score is and your income to debt ratio. There are a lot of mortgage programs available with no down payment or very little down payment for first time home buyers.
