My lender submitted by info today. I paid off some debt, got my students loans into forbearance status, so that retroacted the late fees and lates on the account.

Tynetta,
Len is correct in that while your credit score could improve we have no way to determine how much without the specifics. Also we do not need the specifics the lenders do. You seem to be on the right track since you are already working with a lender. It will take awhile for the credit institutions update their files. Another big factor though with lenders is your debt to income ratio. Your lender will be able to work with you. So if you are getting close then do as Len suggested and get yourself a buyer's agent to help you. Once you get the preapproval letter from the lender you can move ahead and buy. Just remember the $8,000 tax credit ends Dec 1st so you only have 142 days.

If you like and are not already working with an agent and have any other questions feel free to contact me through my profile here on Trulia or through one of my other websites listed below.

Dear Tynetta,

You might be able to "qualify" for a mortgage by squeeking by with a low credit score, but good enough to qualify for a mortgage, and you will pay a higher interest rate to borrow that money, but hey you got the house and the loan closed!
Or, you can go through credit restoration, clean up your negative trade lines, work to boost your credit score over a 4-6 month period, develop good spending and saving habits and set yourself up for success long term.
Your Rapid rescore strategy will work to get this loan closed, however, this is not credit education and credit repair, it is just a way to get your credit temporarily good enough to get a few parties paid and then your credit will go back to the poor rating that it really is.
Imagine having god credit that you can be proud of and improve your financial life moving forward! Best of luck to you!

It depends on the severity of the credit and information contained in the report.

Just paying off some debt or collections will probably not increase the scores a ton right away. If there was erroneous information on there that has been corrected that should help.

Credit re-scoring often helps if you are a few points shy of qualifying, but it's not going to turn a frog into a prince.

Best of luck!

Hi Tynetta,

There is no way for someone like myself to guess how much your score could improve, even if I were looking at your credit report. There are many factors that impact the score such as; how long specific accts have been open, payment history, balance versus credit limits and the credit limits themselves just to name a few. The formula used to calculate your score is complex and very much safeguarded to prevent others from duplicating it and/or manipulating it. With that said, I have seen scores increase by as little as 5 points and as much as 50 points. I have also seen scores go down and, in a few cases, go up initially, and then back down before a loan could get to closing. I would recomend begin talking with agents to find someone who can help you move quickly once your lender gives you the green light on your pre-approval. Let me know if I can help further.
