If your purchasing in Florida and you're a resident of Canada all you need to do is go to a Canadian bank operating in the USA . TD Bank Group is a US base bank owned by The Toronto-Dominion Bank is a Canadian multinational banking and financial services corporation headquartered in Toronto. I have an EXCLUSIVE inventory of seller financed (owner financing) homes available from $68,000 - $109,900.

All of our homes are move in ready, 2000 or newer, include appliances. These are nice homes at good values.

We finance with 20% down regardless of credit, bankruptcy or foreclosure.

You can even get it back home. I am from Germany and our clients get their mortgage back there so they can pay cash here which puts you on top of the financed offers.

Hi Mike,

It would be the same procedures that a United States resident would go through. Most large banks will lend to you. I also recommend speaking with an accountant or financial advisor about the tax implications before you buy as a foreign national. Here is a link to a firm that specialized in foreign national buyers. http://www.hardingtax.com/taxes.asp

Best of luck

Mike,

The first thing to do is contact a mortgage broker in the area you are looking. That broker will need to carry a foreign national loan to accommodate your needs. I have several lenders that do have the program, but what are your needs? What kind of loan terms are you looking for? I am a full time mortgage broker and it would be my pleasure to help you. Hi Mike,
You have great resources below in the other answers. Are working with a buyer’s agent? I would ask your buyers agent if they have a lender they work with that will loan to Foreign Nationals. Just like the other answers, I too have a lender that will loan to Foreign Nationals. Bill is correct that you will need atleast 30% down. If you do not have a buyer’s agent, you should find one, do not go at this alone. It is no cost to you; the seller pays both the buyer and seller agents. These are things a good buyer’s agent will help you with. Best of luck and if I can help you just let me know.
Have a great day,
Nancy

Hi Mike,

Wells Farge is definitely making loans to Foreign National with a 30-35% deposit. A possible contact person for Wells is Suzie Scheetz telephone 941-441-1091, email suziescheetz@mscmortgage.com

She is located in the Sarasota area and would be an excellent resource.

Good luck

Hi Mike,

I have a seller that will do owner financing for Canadian home buyers, as long as one of his homes works for you. The terms are very good. If you would like to talk about the properties please email or call. You may find it difficult to get a mortgage in the US with credit a bit tight. You will probably have to put down a larger downpayment and pay additional interest but it can be done.

Mike,
I have worked with several Canadians through RBC bank. There are several branches down here and as you know that is the largest bank in Canada. You can probably call your local branch in Canada and they can get you approved (you will need an approval letter when you submit offers). If you need any help please let me know, I can get you in contact with the local branch of the bank. Give me a call so we can go over your home criteria and I will get you a custom home report right over.

I am going to tell you to get in touch with a local lender and get yourself qualified to do so, or at least find out what is needed.
I have sold to several Canadians in the last couple months, some who have got loans.
Call Scott Kopko with First Capital Lending. His # is 239-849-3432. He will go over everything that you will need to qualify.
If you have any questions let me know.
