How do I get a mortgage on an H1B visa as soon as possible?

I'm Canadian moving to the US and have 30% downpayment ready for a home. I want to buy one as soon as possible instead of renting. I have read elsewhere you need 2 years of employment before you can get a mortgage but I don't want to wait that long--I want to get a mortgage right away. How do I go about doing so? Thanks.

What nobody has addressed below, because they can't, are the specifics of your situation. There are some programs that work well for a holder of an H1B visa alone, but they require things you may not have (US tax filing history, established US credit, etc.). Then, if you go outside of these programs there will be other, unique requirements per lender. If you'd like more detail, just get in touch and I'll walk you through the process. In this case you do need a lot more than a "offer letter" type of situation. If you're under 2 years of employment and you want to give it a shot, you can do that but you may need to have your file in front of a couple underwriters before it finally gets signed off on. See web reference below.

There are SIVA (stated income and verified assets) loans for individuals in your case. Surprisingly the rates are pretty competitive in the high 4s maybe low 5s depending on the type of property. Hi Sophie, Yes, you are able to get a Mortgage with an H-1 Visa there are other items of importance as to the source of down payment and ability to pay the Mortgage.

The funds for the down payment must come from a verifiable international bank and you must apply for a TIN ( Tax ID Number from the IRS web site)
