Hello Halley,

Generally if you have a good banking relationship with your Bank, they can many times provide the cheapest money you can get. Take caution as most banks will offer the best deal to those with stellar credit, which is about 700+.

Good Luck,

Talk to two Mortgage Brokers, and compare. Most likely, there won't be much difference in cost of the two. However, one may have a few more options in types of loans - i.e. an Acorn loan.

FIRST ANSWER

Have your agent assist in finding 3 or 4 mortgage brokers you can trust, and shop around.

Your local Realtor knows several local lenders with the experience and knowledge necessary to get you the best loan for your situation. If you don't understand what they tell you, don't be afraid to ask questions until you do understand. Don't hesitate to ask them what their fees are -- in fact, within 3 days of applying for a loan you should get a good-faith estimate of costs. I strongly recommend that you deal with a local lender with strong knowledge of the area, as opposed to an internet lender who may be based across country.
