Where to find the lenders of personal loans with reasonable rates and 10-15 yrs timeframe?

Your best option is seller financing. Just ask the home seller to finance.

If they want cash then they can come to me if they created a good mortgage.

Greetings Kathy,
GOOD LUCK! Mobile homes are Horror Stories to Lenders and you will end up asking around extensively to find someone willing to touch that situation.

You may just end up asking for a personal loan...tell them it is for renovations/tuition/whatever you have to say to get the money. "Finance + Trailer" almost Guarantees a Denial. See what your credit union has to say or you may have to work out owner financing with the seller if they want to sell.

Good luck...if I come across any lenders willing to handle a trailer I will repost. You can also check with USDA to see if they will process it. They concentrate on Rural Areas and may be more forgiving of the "mobile" part of mobile home.

Lenders are squiddish about houses with wheels, if it has a foundation you may be able to make your case for funding.

I can only assume by the fact that NO lenders have responded to your post you are going to be hard pressed.
