Hi,
I am a permanent resident here in the US with my US citizen husband. My dad who is citizen in Japan and lives there is trying to help us to buy a house in south Florida. Since we do not have a big amount to put down and our credit are not so good, my dad wants to help with the downpayment and get a mortgage so we can start paying monthly. Since he is japanese, we have no ideas how this works. We want to know where to go to get him financed. Or can he send us money for the downpayment?
I asked if he could be a cosigner once to a lender and they told me he cannot because he is not US citizen.

Even if your father is not a citizen of the USA -
There are loan programs for foreigners.

At lunch yesterday this was the topic -

They may not allow you to be a party to the transaction... I am not sure here...
I am not a mortgage broker - I would refer you to the source...

I can send you a document outlining guidelines... (country specific).

When doing these typically you can expect to place 30 - 40% down...
You will need a letter from your CPA / Registered Accountant
Preferably a US Banking presence ...

You have at least TWO (2) options. Since I do not know the details of your credit being "not so good" OR "how much down payment" your father can help with...I can only generalize. FHA financing requires only a 3.5% down payment...and those monies can come as a "gift" from anyone. You would need to "qualify" for the actual loan. Your second option is for your father buying a home here as a second or vacation home. This will require a much larger down payment and your father would have to qualify. Dean at demly49@yahoo.com. I think there are more than one reason lenders will not let your dad cosign, but even if they would that doesn’t erase credit issues if you have some. Don’t try to work around the system that is in place to protect you, not a good idea, good luck,
