My credit's fair, my husband's sucks, but we gross about $8,000k a month and are tired of renting. We're interested in seeing if I can be pre-approved for a loan ($110-150k range) so we can purchase a starter property in Concord. Can anyone recommend a thorough, but laid back, broker, who might even be able to work with us online or via email? We met with a broker over a year ago, in SF, and she was kind of aggressive /fakey-fakey and we really don't want to go through this again. We live in Mill Valley but would like to work with a Concord expert.

Thanks everyone for your responses. Yes, my husband and I are completely aware that we'll probably end up with a fixer (cosmetic only, hopefully) but we're relatively young and are fine with that.
I really don't want to work with B of A, or Wells Fargo. I bank with San Francisco Fire Credit Union but don't think I can qualify with them yet.

I like Bank of America. They have a main office in Concord. My contact there is AJ Nisen. He helps a lot of my buyers.
You're probably going to want to go FHA due to low out-of-pocket expense. Please know that in this situation the complex has to be approved, or at least have the potential to have a spot approval. These parameters have to do with owner occupancy, delinquencies and cash reserves. Yes, complexes need cash reserves just like buyers do.
Concord is an area I'm quite familiar with.
