Here are some real-world examples of what you could get on a 30-year fixed rate investment property conforming loan with zero points (assuming excellent credit, etc.) versus the comparable primary home rate:

80% Loan-to-Value (LTV): 6.500% / 4.750%
75% LTV: 5.375% / 4.750%
70% LTV: 5.375% / 4.750%
65% LTV: 5.375% / 4.750%
60% LTV and below: 5.250% / 4.625%

Depends on how much you put down. The type of loan. And where your getting it from.

Hard Money Lenders will lend you at 16% with as little as 5% down in my area.
