Who would you recommend using to provide finnancing to a foreign buyer
There are still financing programs available to foreign nationals. Many lenders state they can provide financing, but most of them relied on Wachovia (world savings) to fund all their FN loans. As a mortgage planner, its important to educate our clients on how to properly structure the debt they are going to aquire. We pride ourselve on giving our international clients the tools necessary to be a successful investor.

Because foreign banks and financial institutions are not often willing to make loans for the acquisition of real property outside their home countries, I recommend that you talk top banks in your own country and find out whether they have subsidiaries in the U.S. The Royal Bank of Canada has for instance very close ties with Royal Bank Centura and many canadians who want to get financing for properties in the U.S. use that connection effectively.

World Bank (Wachovia) does a lot of financing for foreign buyers. I would start there. Some of the other banks probably do financing also. Just be aware that your interest rate may be higher, as a foreign buyer because the lender feels they need to protect themselves. But, as an investor from Europe or Canada, your money is worth twice as much as our dollar right now, so really, it is not so bad. .
