Who would you recommend using to provide finnancing to a foreign buyer

Because foreign banks and financial institutions are not often willing to make loans for the acquisition of real property outside their home countries, I recommend that you talk top banks in your own country and find out whether they have subsidiaries in the U.S. The Royal Bank of Canada has for instance very close ties with Royal Bank Centura and many canadians who want to get financing for properties in the U.S. use that connection effectively.

+States covered in the U.S: Hawaii, California, Washington State, Colorado, Nevada, New York, New Jersey, Oregon, Connecticut and Florida.

+Minimum property value 400k
+DTI: 50%
+LTV - 50% in California, Florida, Nevada and Oregon. -  60% in all remaining states

Fannie Mae just released news on a variance for Canadian Foreign Nationals. This is great news considering the Foreign National market became almost non existent one year ago. Canadians wanting to buy a second home or investment property in the US will only need to put 30% down and need a miminum credit score of 700. There are still financing programs available to foreign nationals. Many lenders state they can provide financing, but most of them relied on Wachovia (world savings) to fund all their FN loans. As a mortgage planner, its important to educate our clients on how to properly structure the debt they are going to aquire. We pride ourselve on giving our international clients the tools necessary to be a successful investor.

I am from UK and bought a property in Davenport a few months ago. The mortgage Broker i used was very helpfull and got me a excellent rate. His number is 407-346-9274 he is also from the UK.

We recently found a Canadian bank branch in the Sarasota/Venice area which was a great help for our customers. Don't rule our banking branches or banks that have agreements with banking institutions in your country.

As a foreign buyer you may also want to speak with some professionals which offer services to buyers outside the U.S. Donna Scarlatelli is an attorney specializing in Immigration Laws (including visas, work permits, etc.). I have not personally had anyone yet to use the services of these two but they were brought to our attention through our Board of Realtors so feel confident in passing their information along.

World Bank (Wachovia) does a lot of financing for foreign buyers. I would start there. Some of the other banks probably do financing also. Just be aware that your interest rate may be higher, as a foreign buyer because the lender feels they need to protect themselves. But, as an investor from Europe or Canada, your money is worth twice as much as our dollar right now, so really, it is not so bad. .
