First time home buyer, I heard there are programs that will assist you with down payments but not sure what they are or how to get info on them.

There are a variety of programs offering down payment assistance to first time home buyers depending on where you want to purchase a home. Under most programs a first time home buyer is defined as anyone that has not owned or been on title to a home for more than three years. However there are some exceptions for displaced homemakers, or victims of disaster.

I would recommend starting your research http://floridahousing.org the site for Florida Housing and Finance There is information on SHIP, HAMI, ASSIT, and approved participating lenders.

There are local and state funds available and I have help many first time buyers in the Orlando Metro area with down payment assistance programs but they have caps on monthly income level.

You can also ask for closing cost when you make an offer to purchase a home, do this a lot also.

Yes, we have County Bond programs, SHIP as well as USDA. All of them could cover up to 100% of your down payment depending on your income, ratios, price of the home and location of the property.

Step #1 = Go See A Loan Officer And Ask Questions. Check a couple including your current bank since they know you. See what you can borrow and afford. Then get a Realtor to show you what is in your price range. That's how to start.
