BBVA Compass offers Financing for Foreign National. Up to 75% LTV for loans to $1M(80% if employed by US Corporation). Loans up to $1.5M available as well. Hope this helps. Please feel free to contact me for more details.

I am a direct lender. I work with Chinatrust Bank USA, we've got branches in California and NY and we've specifically geared our portfolio programs for foreign nationals and self employed people.

My program starts at 50% down for the foreign national, 40% down (60% LTV) for self employed, 30% down for foreign income tax returns but resident of USA.

Flexibility comes in the form of income documentation: foreign VOEs, foreign tax returns, foreign unaudited profit and loss statements, foreign stated income (with exception only).

Rates at 4.875 on a 3/1 ARM with no points. We can work with mortgage brokers too. Give me a call at 949-870-2882.

Hi Cosmo,

I work with a mortgage bank. We are a direct lender with a variance from FNMA that allows us to lend to Canadians that do not have a US Social Security Number; rates are in the mid 5% range for a 30-year fixed-rate loan.

Contact me directly. I have one source that works with foreign nationals and is not a hard money lender. They do, however, require 40% down. If this works for you client, I would be happy to make the intro for you.
