Do VA loan appraisals attach to the home like FHA appraisals do? If so, for how long?

Hi Taking,

A VA appraisal stays on file with the VA (and therefore "sticks to the house") for a period of 6 months. This would only affect VA loans on your home. FHA also stays with the house for 6 months and only affects FHA buyers. I've had VA and FHA appraisals within two weeks of eachother that varied by $15,000 dollars. It is definitely not an exact science. Your buyer can challenge the appraisal and your listing agent can assist with that by providing comparable data disputing a low appraisal.

Unfortunately with new appraisal regulations it is possible to get an appraiser from a different county or state to assess a property. This is supposed to keep it fair and "arms length". However I have found that without knowledge of a particular area the comps can be greatly skewed either way.

This is wrong on FHA appraisal's they stick with the home for 120 day's From

It should only connect to the home for 6 months, after that you can move on with a different appraisal report. This is assuming work has been done to the property or there is another reason that old value is incorrect or outdated.

I would suggest asking an appraiser and a home mortgage consultant.

If a house appraised VA and comes in low, can i put the house back on the market and sell it FHA without any problem that the Va appraisal will resurface. Another words does a Va appraisal remain in only the Va file for 6 months or does it also effect FHA Appraisals?

It is true that it stays with the house for 6 months, however very few lenders tend to "re-use" the appraisal, but instead what a new one ordered through them

Thanks Nick. Would the same appraisal be used for FHA buyers that come along in that 6 months or only additional VA loan buyers.
