Credit score 580. Trying to get a mortgage loan. Have 30k down payment but no one can help.

Am self employed, no debt, no credit cards. Have been trying to build up my credit. My average score is 580. I am looking to purchase a home. I have great income with a 30-40k down payment. I have tried some banks around here but it seems no one wants to do anything unless my score is 600,620. Any advice?

Hello. I am able to finance purchases down to 530 with one lender - the rates are higher. If your middle score is 580+ and the down payment is coming from your own funds then we can put you on a 30 year fixed rate at 5.5%. A few factors for approval are:

12 month verifiable rental history with 0X30 day lates
must have your own funds in your own account for the down payment seasoned for 60 days
reserves with debt to income ratios greater than 45% - 3 months worth of mortgage payment
2 years tax returns with verified filings via the IRS to support income - average adjusted gross income over 2 years must be enough to qualify

It will be difficult to get a loan with a credit score of 580... Most lenders will ask for a minimum score of 620 to get you approve for FHA loan... Some lenders might work with you will a score less than 580 depending on your credit history, employment history and other factors, but they may charge you higher interest rate... So, it will be vest for you to work on your credit score and try to bring it to 620...

I have 2 lenders that I work with, one has told me that within a short time (being a week or 2) he can help you get your credit score up to where you would qualify. I have another that will look at your whole situation to consier you for a mortgage. I just put someone else in touch with this person and they are now on their way to homeownership. Try calling Sabal Palm Bank as they are a local lender and I have been told that they do not utilize credit scores...

Hey,

Like David said, brokers still have a couple of options to get your loan done. We still have some wholesale lenders that allow 530 and above scores but you will need to prove your income through tax returns. You will also need to be self employed for at least 2 years or 1 year if you are now a consultant or something along those lines within the same industry you left employment from. Essentially, you need to talk with a broker about your entire situation and discuss your options.
