Incidently, I just sold a property to a canadian with your same last name, that is funny. Grewhawks suggestion is very sound in getting a line of credit on your canadian home ( if there is equity). We did the exact same thing in our sale of a 4 bed pool home in kissimmee. It worked like a charm because it was a cash buy for all us purposes.

There are 3 banks in the US that will give mortgages to Canadians purchasing second homes in the US. The Harris Bank (which is a subsidiary of the Bank of Montreal), RBC USA (which is a subsidiary of the Royal Bank of Canada) and the Bank of America. All 3 banks have special "Snowbird Programs" for Canadians. They require 30% down and interest rates are slightly higher than for Americans. Currently interest rates are approximately 6% for Canadians. Mortgages are based on your Canadian credit score and employment. No US social security number or credit report is required. We specialize in helping Canadians purchase homes in Arizona. We have had many Canadian clients use all 3 of these banks. Another possibility is to finance your US home through a Canadian home equity line of credit or personal line of credit. Most Canadians with good Canadian credit scores can get a personal line of credit for prime which is currently 3%. Feel free to contact me for the phone and email contact info for our US lenders.

Try Desjardins Bank. However, if you have a US Social and 2 years US credit along with a visa granting you extended stay in the US, you may not need a foreign national loan.
