Congratulations on your first home search. Please thank you fiance for his service to our country. I am glad that he is aware of the VA loan program. I was just taking an application for a vietnam war vet the other day and this is the first time he has used his entitlement. It is quite a shame that our older vets were not made more aware of the great loan program available to them. As it should be, the VA loan is the BEST loan program available to anyone.
Since you are new to the area, I would certainly suggest working with a lender who is local as there are certainly differences in each market and listing agents will prefer to accept a loan from a buyer who is using a local lender. One other hurdle you may encounter is the bias some listing agents have against accepting FHA and VA offers as they feel that those loans are less likely to close. In order to overcome that bias, it is very, very important to be working with a real estate agent that is excellent at establishing rapport with listing agents and has a proven track record of success in getting their offers accepted. I can make you a referral to a fantastic agent team that consistently gets their offers accepted when I often see many agents making offer after offer only to get them rejected.

It's a lot of personal information, if you're uncomfortable with internet security, you can make an appointment to meet, call him to set that up.
I do advise you to not ask the seller for closing costs contribution, not in this seller's market we find ourselves in. It'll be hard enough to find a seller willing to accept a VA loan, the VA appraisers have a reputation of being particularly picky about a house's condition.
