Can you help finding an approved VA Loan vendor?

My fiance is an airforce veteran and we are in the market for our first house. First off, we are new to the area and need help finding help with VA Loans. Any advice?

Hi Rhianna,

We are a Direct VA lender, meaning we work directly with Ginnie Mae, who provides the guarantee for VA loans. This is a great benefit to you, the Veteran borrower, as we can avoid potential restrictive overlays (stricter qualifications) that may exist if you go with a lender than sells there loan into the secondary market of investors instead of direct to Ginnie Mae. Before you start the hunt for a house, the best thing you can do is to get pre-approved for your VA loan amount. The time you save quite literally will be your own.

Once you have determined the loan amount you are approved for, you can start house hunting with confidence. In a tight housing market it will also give you a heads up with the seller, as other potential buyers may not have taken this important step.

Knowing in advance what you are able to afford offers a great deal of security. That kind of security will go a long way as you search for the best value for your money. Having a VA mortgage is an excellent benefit, but finding the right home is just as important. With pre-approval, you avoid wasting time with homes out of your price range or sellers who are unsure whether you are a serious buyer.

We do VA loans in all 50 states. It is important to note that you have to either be a veteran, or be married to a veteran, to be on a VA loan. So you would only be able to use your fiancé's income at this point, or if you were going to be married before purchasing a home, then you could be added onto the VA loan as well. Good luck.

Rihanna. Everyone is always qualified for a loan and I mean everyone who walks in the door of a lender. Even if you’re unemployed bad credit. I’m sure you heard this before from the friendly mortgage reps out there. Never mind the yes men. Just wait until your application hits the underwriter’s desk. This is where the fun begins.

Hi Rhianna -

Congratulations on your first home search. Please thank you fiance for his service to our country. I am glad that he is aware of the VA loan program. I was just taking an application for a vietnam war vet the other day and this is the first time he has used his entitlement. It is quite a shame that our older vets were not made more aware of the great loan program available to them. As it should be, the VA loan is the BEST loan program available to anyone.

Since you are new to the area, I would certainly suggest working with a lender who is local as there are certainly differences in each market and listing agents will prefer to accept a loan from a buyer who is using a local lender. One other hurdle you may encounter is the bias some listing agents have against accepting FHA and VA offers as they feel that those loans are less likely to close. In order to overcome that bias, it is very, very important to be working with a real estate agent that is excellent at establishing rapport with listing agents and has a proven track record of success in getting their offers accepted. I can make you a referral to a fantastic agent team that consistently gets their offers accepted when I often see many agents making offer after offer only to get them rejected.

I have been originating mortgage loans since 1992 and have extensive experience with VA financing. We process, underwrite and fund all our VA loans in house, so I am in the same office with everyone who will handle your file. This allows us to have complete control over the process so that there are no surprises for you.

Jason Spears with Academy Mortgage is the best VA loan guy in Arizona. He has a Quick Application right on his website http://www.academymortgage.com/jasonspears fill that out and he'll get back to you quickly. It's a lot of personal information, if you're uncomfortable with internet security, you can make an appointment to meet, call him to set that up.

I do advise you to not ask the seller for closing costs contribution, not in this seller's market we find ourselves in. It'll be hard enough to find a seller willing to accept a VA loan, the VA appraisers have a reputation of being particularly picky about a house's condition.

Certainly, though not affiliated with the Government, Veterans United is a well respected VA loan lender. I am currently working with a client that is a veteran and he has a fantastic loan officer there that I would highly recommend. If you are interested, I can provide additional contact info. If you are looking for a lender locally that provides VA loans, I know a fantastic mortgage broker right in the Peoria area. Some people like to meet face to face with their loan officers rather than over the phone. He will work with you and your fiancee to get the best VA loan possible.
