Can anyone recommend a good FHA 203k loan expert in the Tampa area please?

We have some questions about a particular property we're interested in, and are interested in the 203k loan. So far we've been unable to find anyone who is truly a specialist and no one seems to know much about these loans. Where can we find someone who specializes in this type of loan, and actually knows what they are talking about?

There are several 203K lenders in the area that specialize in these types of Loans, i.e., Prospect Mortgage, New Penn Financial, FBA , there is a HUD website that has all of the local 203K lenders.
I am a Certfied 203K contractor with over 30 years experience doing 203K remod projects

From my experience with 203k loans, the best advice is to use a lender that offers assistance via third party with 203k processing.
This shortens the closing time by weeks. Try http://www.cfs-mortgage.com/203k for more information.

Also if the property happens to be owned by Fannie Mae you have the HomePath Renovation mortgage.

Additionally you may want to look into the Freddie Mac Renovation mortgage - you will need 5% down. I would recommend Wells Fargo. Here's info about the Freddie Mac Reno:

From my experience if you go with an FHA 203k then many lender will REQUIRE you to use HomeDepot or Lowes as your General Contractor where as with Freddie Mac Renovation you may have more ability to select your General Contractor.

I work with Deb at FBC Mortgage. The 203K is a very tricky loan and the buyer, Realtor and lender need to be on the same page . If not the delays can be unbelivable.
You will need to work with one of the appoved contractors this is not the type of loan to do the work yourself. It does solve the problem of purchasing a home in need of repairs.

I would be happy to recommend one of the brokers I work with. I just got one of my clients approved in less than 20 days for an FHA loan. I am a little curious though. Did your realtor not give you a few to talk to??

No our realtor has not suggested anyone. They are encouraging us to use their lender, but when we started asking questions, she (the broker) admitted the other day that she doesn't really know much about the 203k and recommended we find a specialist. I may be wrong, but it feels like our realtor is trying to steer us away from the property we're interested in that would require a 203k...
