Absolutely, down payment assistance is still available. Dekalb has a great program. The City of Atlanta has one through the Atlanta Development Authority. Georgia has Georgia Dream at http://www.DCALoans.com. Gwinnett County has a program of their own too. Feel free to check out my blog for detailed info on down payment assistance.

An entire blog has been dedicated to the down payment assistance programs in Georgia. Please see the page at the link below and pay special attention to the fliers on the left. They change frequently as the programs get funded (as communicated by the participating lenders), so please be sure to come back often. Marty is correct. There are different grant programs that are specific to different areas and different income levels. For instance there is the Georgia Dream Home Ownership Program and there is NACA to name a few.

Also, HUD homes which are FHA foreclosures only require $100 down. That's right, only $100 down. Not all Realtors are HUD certified so you have to choose and agent that is HUD certified for access to the properties.

Almost every county has some form of Bloc grant available. You would need a good and experienced Mortgage Broker to assist you.
