I just found out the Nehemiah program has been discontinued. Also are there any programs available in my area? I live in Takoma Park, MD.
Takoma Park is split between P.G. county and Montgomery County.
P.G. County has the NSP program http://www.princegeorgescountymd.gov/dream/
Montgomery County has the HOC program http://www.maryland-fha-loans.com/HOC.html

Anissa, there is money available. Attached is a MD website you can go through and browse. However, you are going to need someone to help you weave through this stuff. (There is also the Federal Homeowner's Credit of up to $8000 you might be eligible for if you are a 1st time homebuyer.) Other counties also have money so it is something to consider. You will be required to take some classes, but to get assistance, that is not much being asked! Click on me if you'd like me to help. My company also offers rebates that can be used to help buy. May be some down payment assistance programs are still there. You can get help from here.
Anissa -- I'm sure not aware of any. Right now, mortgage lenders are requiring cash to close (and good credit, and manageable debt ratios). FHA loans require only 3.5% down. I'm not aware of any other program that requires a lower payment than FHA.
