Brian You would benefit from speaking to a loan officer who can assist you in clearing up your credit. while we are not credit repair agents having years of experience in the lending arena provides us with a full understanding of what can be accomplished to repair the credit.

There are programs that will entertain lower credit scores with compensating factors. You need to speak to someone that can put together a plan for you to have a successful purchase transaction.

Mortgage companies are going to run your credit regardless of your salary or down payment. Your credit score, documented income (as in filed IRS returns,not just pay stubs or W2's) and other financial obligations such as credit cards, car payments alimony, child support & other loans, are things the mortgage companies will look at in making a lending decision.
