I bank with a smaller local bank that works with Canadian investors to put together loans on real estate. I believe they require 30% down and that you open a bank account with them. Let me know if you would like to speak with them about the financing they can provide to Canadian buyers.

I am currently working with Canadian and California investors picking up rental property in AZ, and I have lots of experience as an investor owner, as a realtor representing investor owners, and with properties in foreclosure, short sale properties, bank owned, or HUD properties.

There are "a few" lenders that do loans for foreigners but the required documentation is extensive and the rates might be high. I've assisted more than 100 clients from Canada with their home purchase in AZ. Almost all of them either paid cash or got a line of credit in Canada. Nathan Trussell Wells Fargo Home Mortgage - they do offer Canadian financing with a down payment :) He is my husband and a honest, wonderful guy! - some of my Canadian clients obtain home equity lines of credit in Canada or have a bank affiliate as well :) However, feel free to contact him.

We work with many Canadian investors and second-home buyers. With the strictness of our lending institutions, I work recommend talking with a mortgage person you are familiar with in Canada first.
