Hello Derek,
Im glad your planning ahead , your wise to do so. I suggest talking to a financial adviser first, and if you feel sound to do so, your welcome to email me , and i will refer you to lenders you can choose from that we work with.
Thanks from Ron

Hi Derek: If we dont know your situation then we dont know who to recommend. If you are a very clean buyer full doc with downpayment then go with the best rate out there. It does depend on your goals also. If you need someone who is a little more creative then you need a broker probably. It is also important to get a realtor that understands your needs while negotiating. If money is an issue they can keep the price a little higher and get seller concessions in the sale.

It is important to get more info to make the right decision. Remember if you use a mortgage broker it is going to cost you more to get the loan BUT if you are not the A1 credit buyer full doc then it may be well worth it.

Hope this helps and look at your situation and goals.

Your best bet isn't going with the biggest or going wiith the lender who offers you the lowest rate. Go with a lender who is equiped to help you figure out how to integrate your mortgage into your overall long term financial plan. Getting the best rate on the wrong mortgage can cost you thousands of dollars mroe over time.

A good place to find a professional is the CMPS institute. The institute's graduates are some of the best mortgage planners in the country and you will not get stuck with someone who has their own best interest in mind. http://www.cmpsinstitute.com

I'd start with the biggest and the best, Bank of America and Wells Fargo. See where you get with them before you begin distributing loan applications all over San Diego. These are the 2 biggest lenders in town, it's where I'd begin. Prudential is now affiiliated with Wells Fargo so I send most of my clients to our own mortgage broker, Sue. If you'd like her information feel free to contact me at my office 619/435-0101 Good luck!

Derek, I have a few lenders that I work with here in the San Diego area, who I trust. I feel that it is important that you work with someone who really has your best interest in mind, not just making the highest commission off of you. The reason I trust the lenders I work with is that they have integrity, and come from this perspective. The reason I don't just give out 1 name to you is that certain people "click" with a specific person, or type of person.

Please feel free to contact me and I will be happy to pass on some names to you!

I'd recommend Brian Brady ... you can find him here on Trulia and on Active Rain, just google "America's Most Opinionated Mortgage Broker." I love his posts, knowledge and sense of humour.
